2018: The Year in Review

Stability. Appreciation.

This pretty much sums up real estate activity in Wynfield during the past 12 months.

Seventeen homes were sold throughout 2018 that were listed with Realtors. Another three or four were sold without being professionally marketed. If one unusually high and one low price are discounted, the remaining houses have been sold between $260,000 and $312,000 dollars.

The average sales price of $289,000 represents a 5% increase over the average sales price of homes in 2017. This fits in well with the overall market here in Forsyth County. Houses are increasing in value at an approximate clip of 5% year over year.
The largest contributing factor to our home’s value is its condition. If the heating and air system(s) and roof are 20 years old or greater, replace them. The same can be said about lighting and plumbing fixtures, kitchen counters and possibly cabinets.

When contemplating the sale of your residence, step outside the box and place yourself in the mindset of a potential buyer. Would you want to purchase a “new” home that needed or was likely to soon need $20,000 to $40,000 in replacements and upgrades?
