A Wynfield house was listed for sale the first week of March. The homeowner did everything “right” to get the home market ready. Freshly painted interior, pressure washed vinyl exterior. The roof, HVAC system and water heater have all recently been replaced. The kitchen and bathrooms have been updated. The house is literally in move in condition.
Two weeks into the showing process we received an offer and successfully negotiated a sales contract. The inspection went exceedingly well, no repairs were requested. 10 days following the binding agreement date the appraisal was completed. The appraised valued of the house came in $14,500 below the agreed upon purchase price.
The Realtors provided additional comparable sold properties and the purchaser appealed the appraisal, all to no avail. Unable to reach an agreement for a lower acceptable purchase price, the house went back on the market.
