Wynfield: Housing Price Trends 2017

Christmas & New Year have come and gone.

I hope everyone had an enjoyable and meaningful holiday season. Homeowners of all varieties are always interested in the value of their homes and commensurately the prices neighborhood homes are selling for.  As the local and national economies continue their expansion we find positive results in the upward movement of our housing values.

A relatively small number of houses sold in Wynfield last year:

Eleven in the price range of $255,000 to $295,000.  In comparison seventeen homes sold in 2016; $235,000 to $324,000.  You may read in periodic new articles that there is a shortage of available housing for sale, what we Realtors call inventory, in comparison to the numbers of families that are looking to purchase.  The continued rise in housing prices is a direct result of this supply demand imbalance.  The population growth we are experiencing here in Forsyth County bodes well for the continued increase in our home’s values.

Pricing will increase this year!

Many of us know that prices for new construction in the county begins in the mid $300,000’s and skyrockets from there.  This trend is also favorable for the values of our houses in Wynfield.  When we put our homes on the market for sale new construction is not competition.  I believe Wynfield housing values will continue to increase throughout 2018.  I envision sold prices easily topping $300,000 for well-maintained and updated homes.  If anyone would like additional information, interest in determining the value of your home or are contemplating buying/selling real estate, feel comfortable contacting me:  Jay.Green@BHHSGeorgia.com
